Medium Size Commercial Loans

Medium Size Commercial Loans Purpose is to Purchase/Cash-Out/Refinance eligible commercial properties.


Medium Size Commercial Loans Sizes start at $100,000 and go up to $2,000,000 dollar in property value. Loans Terms available are 5-Year ARM and 30-Year Fixed with amortization of 15, 25, 30 years.

Medium Size Commercial Loans Maximum LTV on a loan <$500K is 75% and on a loan >$500K is 70% LTV, and we require a Minimum Credit Score FICO of 650.


Medium Size Commercial Loans Minimum DSCR for Owner-Occupied buildings is 1.2* and for Investment properties: 1.15**.


On Our Medium Size Commercial Loans, the Stabilization required is 75% occupancy over a 90-day trailing UW period** UW Method used to qualify Owner-Occupied commercial properties is the Global DSCR for Real Estate Investor we use Property DSCR.


Documentation required for a Medium Size Commercial Loans are

  • 2 years personal and business tax returns


Eligible Properties for a Medium Size Commercial Loans are:

Tier I: Multifamily, Mixed-Use (primary res)

Tier II: Retail, Mixed-Use (primary comm),

Warehouse/Self-Storage, Office, Light

Industrial, Automotive, Mobile Home Park


Pre-Payment Penalty for Medium Size Commercial Loans are

5% for 5 years

5% for 3 years

Declining 5%, 4%, 3%, 2%, 1%


*Debt service requirement is based on borrower’s FICO score and may be higher than figures shown.

**Not applicable if property is purchased as a new space or expansion.
